Service Description

PURPOSE A Baseline Screening Assessment (BSA) is a precautionary methamphetamine screening used when there are little to no concerns about meth-related activity. Its aim is to determine whether methamphetamine residues are present on a property. Collecting samples from all key areas of the property provides high confidence in detecting any contamination. BSAs are commonly used to establish a property’s baseline condition at change of tenancy or as part of pre-purchase due diligence (sometimes referred to as a toxicology report). OUR PROCESS Discrete samples are collected from key areas including bedrooms, kitchen, lounge, hallway, bathroom, laundry, other living spaces, garage, and outbuildings. Samples are sent to the laboratory, where they are composited into groups of up to 10 samples for analysis. Sampling follows the NIOSH 9111 technique and aligns with NZS8510 and the Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026. ADVANTAGES One sample from each key area of the property. Samples are collected individually but analysed as composites to reduce laboratory costs. Low or non-detectable composite results typically mean no further testing is required. Composite results can be reprocessed to yield individual sample data if more detail is needed. Individual results (if analysed) can be mapped directly to the applicable policy or guideline. DISADVANTAGES The initial report reflects the combined result of each composite group (theoretical maximum). If contamination is detected, second-stage processing is required to identify the specific contaminated locations. For residential rentals, second-stage processing cannot be used under the regulations to confirm contamination levels; the BSA remains a screening assessment. A Detailed Assessment is required to meet tenancy tribunal reporting obligations and to define the scope of decontamination work. Turnaround options: Urgent processing (48 hours after Sampling) costs an extra $50 + GST per tube. Pricing starts at $250 + GST.
